6. Roof Structure Regulations

  • Structures must be at least 5 feet from any property line unless the zoning ordinance states otherwise.
  • An attached structure may not exceed the height limit of the principal structure unless the zoning ordinance states otherwise.
  • A detached structure may not exceed 15 feet or 20 feet in height, depending on the zoning district, unless the zoning ordinance states otherwise.
  • Ice barrier (PA UCC / IRC R905.1.2): Where there is a history of ice forming along the eaves, an ice barrier (two layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet) is required under asphalt shingles, metal roof shingles, mineral-surfaced roll roofing, slate, wood shingles, and wood shakes. It must extend from the lowest edge of the roof to at least 24 inches inside the exterior wall line. On roofs with a slope of 8:12 or greater, it must also extend at least 36 inches up the roof slope from the eave edge. Exception: detached accessory structures with no conditioned floor area.
  • Unusual roof shapes may need to account for unbalanced snow loads and snow drift. A roof above or next to a patio may require snow guards to keep ice and snow from sliding onto the patio or walkways below.
  • Roof truss designs must be complete, include placement and connection details, and be stamped by the designer.

8. General Requirements

The actual roof truss / roof plans must be mailed, emailed (info@codesassessmentpros.com), or dropped off at our office.

All residential drawings must be neatly drawn with clean, crisp lettering and must remain legible after reduction for printing. Computer-generated vicinity maps from web-based services are acceptable as long as roadway and street names are legible and will remain so after reduction. Photographs (including digital) submitted to show building elevations must be in focus and correctly exposed.

All commercial drawings shall be sealed, signed, and dated by a design professional (licensed architect or engineer). The only exception is when both of the following apply:

  • The proposed work only involves maintenance of an existing building or structure; and
  • The proposed work does not change the building’s structure or means of egress.

Although some checklist items may not apply to every project, all applicants are asked to work through the entire checklist. If an item is not necessary, mark it N/A (“not applicable”). This greatly speeds review and approval.

Failure to provide all information will result in the application being deemed incomplete, returned to the applicant and not reviewed. Plan review time will start with a completed application submittal.
